What Can $1 Million Get You in Boerne, TX?

Starting with a single, iconic luxury price tag, we decided to explore just what $1 Million can buy in the Boerne area. (Turns out, it’s a lot. Go figure.)

Below, you can take a tour through some of our favorite properties in the $1-2 Million range and learn why each stands out in a unique way. Then, we’ll crack down and analyze what features they all share...illuminating just what matters to Boerne buyers and builders with top dollar to spend on a “dream home”.

29 Guthrie Rd

Listing Price: $1,995,000

Size: 6,150 Square Feet (4 Bedrooms, 3 Bathrooms) & 18 Acres

Price per Square Foot: $324

Listing Agent: Amy Boehm

The curb appeal alone on this stunning estate is enough to convince us: the Boerne luxury scene does it right. With classic architecture, an angled front staircase, and high-end materials, 29 Guthrie Rd’s first impression is both fresh and traditional.

As we step into the general common areas, the “wow factor” continues, revealing a fully appointed kitchen (Thermador & Bosch appliances, Gas cooking, Double ovens, warming drawer, etc). Additional seating and dining spaces (both formal and casual) allow for any sort of gathering. (Plus, we are drooling over those bay windows.)

Further back into the heart of the home, spacious bedrooms are accompanied by spectacularly designed bathrooms (notice the claw foot tub…), as well as a home theater for movie and football buffs. Master retreat has his/hers bathrooms & closets.

Finally, we can’t help but think the outdoor features on 29 Guthrie Rd are what really make it an agent-described “Hill Country luxury masterpiece”. With covered patios (for plenty of fresh-air lounging and entertaining), a six-stall barn with arena, 400-square-foot cabin, and 2400-square-foot guest house, this home comes with more than ample “bonus features.”

103 Ammann Rd

Listing Price: $1,690,000

Size: 5,206 Square Feet (3 Bedrooms, 3 Bathrooms) & 30 Acres

Price per Square Foot: $324

Listing Agent: Timothy Warlow

Immediately, 103 Ammann Rd sets itself apart as a contemporary Hill Country wonder. Its incredibly chic architecture (by revered architect Ken Bently) places a high emphasis on huge windows and natural light, allowing for a luxury experience that never feels “stuffy”.

A mixture of grand, high ceilings and intimate spaces, the common areas of this home are as varied as they are beautiful, seamlessly transitioning from kitchen to dining to family rooms. (Also, notice the new Ash wood flooring. Swoon!)

The continued tour reveals a spectacular master suite, private office and study, tons of storage, and plenty of thoughtfully designed seating areas and nooks that allow for admiring the location: secluded on 30 beautifully manicured acres with numerous mature Oak trees.

140 Fair Springs

Listing Price: $1,590,000

Neighborhood: Menger Springs

Size: 7,668 Square Feet (4 Bedrooms, 4 Bathrooms) & 2.3 Acres

Price per Square Foot: $207

Listing Agent: Alexis Weigand

With a surprisingly low price per square foot, this Jack Arnold custom-built home in Menger Springs emanates a sort of “regal British charm”...but, you know, Hill Country style.

With enough square footage to host multiple common spaces, 140 Fair Springs balances out the “British Manor” look with gorgeous wood beams and an upscale Texas-chic interior. Highlights include a total of four fireplaces (both outdoor and indoor), beautiful stonework, and travertine and hardwood flooring.

The home sprawls on to include an incredible kitchen with Wolf professional 6-burner range and travertine sink, among other luxury features. The open concept floor plan creates the perfect atmosphere for entertaining, while still remaining elegant.

In the more private corners of the home, a stunning master suite includes his-and-her baths and closets, as well as a walk-through shower and soaking tub. The spacious hallways and walkways are adorned with statement light fixtures and alcoves, making each corner a unique experience.

Finally, we leave you with the impeccable outdoor features: private backyard with pool and heated spa. While the home is indeed in a neighborhood, it is nestled behind a circular driveway on nearly two and a half acres...meaning you get the benefit of the neighborhood community, but still all the privacy of an acreage home.

26930 Ranchland View

Listing Price: $1,300,000

Neighborhood: Highlands Ranch

Size: 5,488 Square Feet (4 Bedrooms, 4 Bathrooms) & 4.32 Acres

Price per Square Foot: $237

Listing Agent: Alexis Weigand

An astonishing Hill Country gem set on 4.32 acres just south of Boerne city limits, 26930 Ranchland View places an emphasis on bringing the outdoors in.

Luxury touches include a gourmet kitchen with bar and breakfast room (as well as a separate formal dining room, naturally), and a game room with a wet bar. The open concept floor plan and spacious common areas offer the perfect place for hosting guests!

One of our favorite features of this home is the spacious master suite, complete with adjoining study. A separate guest suite and children's wing (with play area) allow for luxurious privacy.

Step into the stunning backyard to view all the outdoor features: a wonderful entertaining area with a covered patio, as well as a “lushly landscaped” pool, hot tub, and waterfall.

So there you have it: four completely different, totally unique homes currently on the Boerne luxury market. After an initial tour of each, it’s almost difficult to see where they overlap (other than high marks on the “Grandeur Scale.” But, upon closer inspection, there are four key elements that tie these vastly different homes into the same price range:

1. High-End Design

The results may look radically different, but a vast amount of thought, care, and skill was implemented in the architectural design of each home. From contemporary to traditional, these estates were planned down to the floorboard by the best of the best.

2. Generous Acreage

From modest (2.5) to sprawling (30+), each of these homes is set on at least several acres of land. Privacy is key here. Homeowners in the Hill Country are willing to pay the big bucks for exclusive views, water features, and room for both wildlife and livestock.

3. High Square Footage, Modest Bedroom Count

Each of these homes seems to espouse the mantra: quality over quantity. While each holds an average number of bedrooms, each one is spacious, well thought-out, and stocked with luxury amenities.

4. An Emphasis on Outdoor Living space

From outdoor fireplaces to covered porches to lavish pools and stables, these $1 Million+ homes are well-equipped to enjoy a Texas Hill Country lifestyle. With such an abundance of outdoor entertainment and leisure space (plus a high-acreage property), these features cause a home’s size to more than double.
