Looking for Luxury? An MLS Search May Not Be Enough

Though a simple MLS search is the key to finding most on-the-market properties, when it comes to more luxurious real estate, it actually might not be enough.

You see, several upscale property owners don’t go through the typical channels to sell their homes. They want the absolute best profits to come from their sale, and as such, they stick to using only luxury services and providers when putting their home on the market.

They list their homes in renowned, luxury real estate portfolios, they work with high-end auction services, or they hire on top-performing real estate agents they know have handled transactions of their size and stature before. Some don’t even list their homes at all!

Because of this, finding these elegant, available properties often requires a little extra legwork, too. Sometimes, you can’t do a simple property search on and hope to find a $5 million dollar dream home. In fact, if you’re in the market for something more regal and stately, you may need very specialized help to find it.

Are you looking for luxury in your next home? Don’t go at it alone. Follow these steps, and make sure you have access to all the best luxury listings in your search:

1.  Work with a Realtor with a connection to a portfolio firm

True luxury properties are often listed with portfolio firms, so be sure to ask your Realtor to connect with one in your area ASAP if you’re on the market for something super high-end! Browse their online listings, and be sure to ask your Realtor contact one of their brokers, too. Chances are they’re aware of some other, not-yet-listed properties that could fit exactly what you’re looking for. If that’s the case, your Realtor can schedule a tour, check it out and put a bid on the home even before others know about it! 2.  Use experienced luxury agents

If you’re on the market for a multi-million dollar home, don’t use a real estate agent who typically handles $100,000 to $200,000 transactions. For one, they’re not going to have access to some of those more luxurious listings – and you want exclusive, VIP knowledge of those ASAP when they come up! More importantly, though, they don’t know the nuances of luxury transactions. They may not have experienced handling that type of transaction, and they don’t know what it takes to please the luxury buyer or the luxury seller. They could put your dream home and your finances in jeopardy.

We also recommend looking into an agent’s background before hiring them for your luxury home search. Who do they work for? How long have they been in business? What have some of their past transactions looked like? Do they have experience both selling and buying luxury properties? You can even schedule a sit-down with them before hiring them on to make sure they understand your needs and have the skillset to deliver. You want to be absolutely sure they’re the right fit before you move forward. Expert tip: check Realtors' designations. 3.  Make sure your agent has connections. 

Some luxury sellers never officially list their homes at all. It might sound weird, but a good number actually charge an agent with “finding” the perfect buyer for their property instead. In exchange for the extra legwork these off-market homes take, the seller offers the agent a big chunk of the sale as an incentive. It’s really a win-win for everyone: The seller gets a buyer who is qualified and who they know will take care of their prized home, and the agent gets a good commission on a big sale. It’s great for the buyer, too, as it means no bidding wars and a property perfectly suited to their needs and budget.

The key to finding these secret sales is to work with a luxury agent who has serious industry connections. In fact, the more people they know in the luxury real estate market, the better (that means other brokers, agents, investors, sellers, buyers and more). This will allow them to be “plugged in” to the secret sales on the market, and it will give them people to work with when looking for your perfect home. Always make sure your agent has plenty of connections in the luxury market before signing on with them.

4.  Steer clear of traditional real estate sites. 

When it comes to luxury properties, Zillow and Trulia just aren’t going to cut it. Instead, you want to keep your search to luxury-specific sites, or just leave it up to your agent entirely. The more traditional real estate websites and apps are designed for your average, run-of-the-mill buyer … someone looking for homes in the $100K to $600K range. They’re not designed for luxury listings, and they don’t have filters for many of the amenities you’ll be looking for. Like we said before, they just won’t have access to some of the more high-end home listings anyway. You’re better off saving your time and energy, sticking to the places (and people) that know luxury living from the get-go. That’s the best use of your resources – 100-percent!

5.  Take your time. 

Like the properties you’re looking for, a great luxury listing is truly unique and one-of-a-kind. There aren’t millions out there, and it takes time and effort to find the right one that meets your needs and preferences and offers all the elegance you’re looking for. Though a friend or neighbor might have found a home in under a week, don’t expect this sort of turnaround with a luxury property – at least not if you want to find the perfect one.

Luxury properties can often take months to find, and, once that property is finally found, it can sometimes take a little longer to close due to the large amount of money involved. Though it might be frustrating to deal with, try to stay patient throughout the process. The right luxury listing is worth holding out for, and your agent will make sure it’s well worth your time in the end!
