Living in Boerne Costs Less Than You Think:  5 Boerne Properties That Are Surprisingly Affordable

Everyone knows buying a home can be expensive. But does it have to break the bank? Definitely not.

By carefully choosing your property, as well as the location and area you search in, you can easily get big bang for your buck – without draining the savings account or emptying your pocketbook in the process.

A great place to start? That’d be Boerne, Texas.

A small, growing city located just north of San Antonio, Boerne offers all the amenities a first-time or seasoned homebuyer could ever need. With great schools, safe neighborhoods, and plenty of amenities for all members of the family, it’s no wonder the population jumped nearly 70 percent over the last decade.

But we’re not here to talk about how great the community is – that’s a given. Instead, let’s cover its affordability. Though you might think a place that’s so in-demand and full of amenities might come with sky-high prices, there's actually less truth to that than you may think.

To get the real scoop, we talked to Vicki Morgan, a real estate agent with Keller Williams Boerne and bona fide Boerne expert.

The Boerne Market

According to Vicki, the Boerne market is “very strong.” Not only is the median home price an affordable $269,000, but buyers actually get a lot for that amount – plenty of space, great Hill Country views and dozens of perks and amenities that other local Texas towns just don’t offer.

Take this property, for example.  At just above the city’s median price, you can get a whopping 4 bedroom home on a .64 acre lot. It boasts an expansive backyard, complete with wood gazebo, hot tub, koi pond and plenty of space for entertaining. There’s even a four-bay workshop in the back for the handier homeowner. As an added bonus, the home is situated just a few blocks away from the local elementary school, making it a perfect choice for families with young ones in the home (or on the way.)

Property Values

Another big perk about real estate in Boerne? Home appreciation is on the rise. In fact, Vicki says that property values have jumped by 6.3 percent in the last year, meaning buyers don’t just get great value up front – they get a great return on their investment later on, too.

Let’s look at this property. Say you bought this gorgeous, 3 bedroom, 2.5 bath home today – for just under $300k. You’d enjoy it’s stunning, gourmet kitchen (complete with granite countertops, extra-tall cabinetry, gas stove and custom lighting), as well as it’s backyard lounge dining areas overlooking the local nature center for many, many years. Then, when the home great too small – or you needed to make a move for a job or family reason – you could most likely, if the market stays the same, sell the property and make a profit on your initial investment. In fact, if the current appreciation rate stood firm, you’d stand to make nearly $20,000 on your property! That could go toward a larger, more expansive property, you could put it in your children’s college savings accounts or set it aside for whenever your family needs it.

It’s important to remember though: Affordability isn’t all about dollar signs. You also have to consider the great perks you get for the price as well. In many large cities around the country, you could spend upwards of $300,000 on a home, but get stuck dealing with traffic, high crime rates, a difficult job market and many other problems. In a small town like Boerne, those aren’t a worry. According to Vicki, with Boerne, you get a “small town, friendly atmosphere” that you just can’t find many places these days. It’s also only a quick jaunt away from downtown San Antonio, so if you need any of those big city amenities, you can easily get them – then come home to one of these peaceful, Hill Country abodes once you’re done.

The perfect starter home, this Bentwood property offers 3 bedrooms, 2 baths and a roomy 1,500 square feet. With an updated tile entryway and new paint throughout, this home is great for any growing family. The open floor plan is ideal for entertaining (or just minding to the kids from across the house), while the patio and expansive backyard offer the perfect spot for some much-needed R&R.

The Land

Not seeing a property that strikes your fancy? If creating a custom home from the ground up is more your style, Boerne makes even that affordable, too. With hundreds of available lots in all shapes and sizes, it’s easy to find a place to call your own in this small town community. Just take these two properties, for example. They’re both available right now:

For less than $100k you can get this 3.05 acre lot in Boerne’s beautiful Diamond Ridge area. Nestled in a gated community just a few miles from I-10, this spot boasts great schools, stunning views and community amenities like tennis courts, a fishing lake and a park/pavilion.

For an even more affordable spot to build upon, this lot on Ronco Drive is listed at just $59,900 and comes with panoramic views, a great location and, best of all, low property taxes. The potential is endless.

The Neighborhood

Though San Antonio is just a hop, skip and a jump away, heading out of the city isn’t necessary for most things – not even dining, shopping or entertainment. Vicki says Boerne offers loads of “great shops, restaurants and small businesses.” Some highlights? Ella Blue, Traditions and Calamity Jane for shopping and Dodging Duck, Hungry Horse, Cypress Grill, Bear Moon Bakery, Soda Pops, The Dienger Trading Co., Dog and Pony and The Creek for dining.

One of the area’s most luxurious spots is the Tapatio Springs Hill Country Resort and Spa, where you can grab a bite to eat, play a few holes on the golf course, or stop in for a relaxing massage of spa treatment. The best part? It’s just right down the road from many of the area’s best neighborhoods.

The moral of the story? Boerne is affordable in more ways than one. Not only does real estate in the area come with a low up-front cost, the homes pay for themselves hand over fist when it comes to all the local amenities, perks and the area’s amazing small town feel. Throw in the city’s ever-rising home appreciation rate, and you’ve got yourself a pretty special deal that just can’t be passed up.
